Professional Setup, Leveling & Anchoring

Compliance with Florida Admin Code 15C-1.

Why Professional Setup Matters in Florida

In Florida, "setup" means safety. Our installation process is strictly governed by the Florida Administrative Code to ensure your home withstands hurricane-force winds. We don't just block and level; we secure your investment.

Key Setup Practices in Florida

Hurricane Tie-Downs

We install approved anchors and straps at specific intervals as required by state law for Zone II/III safety standards.

Laser Leveling

Essential for proper drainage and to prevent door jams. We re-check the level 30 days after installation as the home settles into the sandy soil.

Vented Skirting

We install vinyl skirting with proper ventilation to prevent moisture buildup under the home, keeping your floor joists dry and rot-free.

Florida Hurricane Wind Requirements

Orlando is in a Florida wind zone that requires hurricane-rated anchoring per Fla. Admin. Code 15C-1. Central Florida and coastal areas must meet:

DHSMV-Approved Anchors

Type II (4,000 lb working load) for homes built after July 1994

Diagonal Tie-Downs

Spaced no farther than 5'4" on center; anchors within 2 feet of each end

Auger Anchors

Hot-dipped galvanized, minimum 2 feet into undisturbed soil

Annual Inspections

Recommended after hurricane season (June–November)

Leveling Process

Proper leveling is a multi-step process that can take 4-8 hours for a single-wide home:

Site preparation

Clear debris, grade soil, install ground cover

Pier placement

Concrete piers positioned at load-bearing points

Initial leveling

Hydraulic jacks raise home to approximate level

Fine adjustment

Laser level verification across all reference points

Shim installation

Steel or hardwood shims for final adjustments

Lock-down

All adjustment points secured and locked

Anchoring Systems

Florida Administrative Code 15C-1.0104 specifies anchoring and tie-down standards. All anchors must be tested, listed, and approved by the Florida DHSMV. Orlando and Central Florida are in wind zones requiring hurricane-rated systems.

Ground anchors

Screw-in or driven anchors for standard soil

Concrete deadmen

For sandy or unstable soil conditions

Frame ties

Steel straps connecting frame to anchors

Over-the-roof ties

Additional wind protection in high-wind zones

Post-Installation Settlement

All mobile homes experience some settlement in the first 6-12 months after installation. Professional installers typically offer:

30

day re-level check

Included in most installations

6

month inspection

Often included or discounted

Annual

maintenance

Ongoing maintenance programs

Setup Costs in Orlando

Professional setup and leveling typically costs $1,500-$3,000 depending on home size and site conditions. This includes anchoring, leveling, and initial utility connections. Re-leveling services average $200-$400.
